Woodcote Estate Agent Lettings offers landlords a choice of 3 different levels of service. Each service has a different level of involvement from ourselves after we have secured you a tenant.

  1. Let Only – We market the property and secure you the tenant. This service also includes referencing, and all the paperwork involved such as the tenancy agreement.55

  2. Rent Collection – We provide the same service as Let Only with the addition of collecting the rent, so you as the landlord never have to worry or keep track of when the tenant is meant to pay their rent.

  3. Fully managed – Fully managed includes all the above with the bonus of Woodcote managing the day-to-day upkeep of the rental property.

1 - VALUATION

If you are looking to rent your property, having an up-to-date and honest valuation is imperative. We offer a free no-obligation valuation. We will send one of our experienced agents with extensive knowledge of the area to help assess how much your property could achieve in the current market.

2 - SELECTING AN ESTATE AGENT

Choosing an agent is the most important step. Your agent should have a strong online presence as well as all the tools to successfully let your property. Our tailor-made service allows you to always remain at ease knowing that we are here to give you the best service possible.

3 - MARKETING THE PROPERTY

We pride ourselves on our marketing strategies and pro-activity in securing a tenant. We use various methods to successfully market your property such as:

4 - ACCOMPANIED VIEWINGS

With the lettings market being so reactive, finding a suitable tenant within a good timeframe can at times be difficult. For that reason, we have made the conscious decision to make sure we are open and available seven days a week. This enables prospective tenants the opportunity to view the property throughout the week at times that are convenient for them also allowing us to use our expertise to help let your property.

5 - SECURING A TENANT

With the lettings market being fast-paced, securing the best tenant can at times prove difficult, especially with multiple offers. We will contact you to communicate full details and any requirements to help you make the best decision. Therefore, at Woodcote, we help you through the complete process from receiving the offer to the following stages.

6 - REFERENCES/PAPERWORK

Once everything has been agreed with the prospective tenant and they have paid the initial money to secure the property, we start the referencing process. You can be rest assured we are fastidious when it comes to referencing each individual tenant and do our due diligence to find you the right tenant.

7 - COMPLETION OF TENANCY

Once all the above has been completed, the tenant will meet one of our agents at the property to hand over the keys and go through the necessary steps. For managed properties, we will provide the details of the property manager who will be looking after the property. For let only properties, we will provide the contact details of the landlord.
