Standard checks are performed to confirm the identity and authenticity of any funds involved in a transaction, such as the movement of rental funds.
An EPC is required for potential tenants before you can market the property for let. The EPC consists of information about a property’s energy usage, ways to improve the rating and lasts for 10 years.
GAS SAFETY CERTIFICATE
This is a prerequisite for every property, a GSC must be renewed every 12 months by a registered engineer. A GSC test proves that the gas appliances and supply points are working in accordance with the guidelines. If you have an out-of-date GSC Woodcote suggest getting one done a week prior to the tenant moving into the property.
SMOKE & CARBON MONOXIDE ALARMS
Rental properties should have a functioning smoke alarm fitted on every floor of the property as a legal requirement. Whilst having a Carbon Monoxide alarm is not essential unless there is a solid fuel-burning appliance in the household, it is highly recommended to ensure, the property is at the highest level of safety it can potentially be.
RIGHT TO RENT
Once everything has been finalised, Woodcote would meet the tenant’s to meticulously check their Right to Rent, as it is a legal requirement to rent a property in the UK.
